Which survey do I need?

Matched to how Surrey and Sussex homes are built

Surrey and Sussex have some of the most varied housing in the South East, from timber-framed and tile-hung cottages to Victorian villas, 1930s semis, coastal homes and new estates.

Not sure which to choose? Ask for a quote and Scott will recommend the right level for the property, or read our survey FAQs.

Period and timber-framed cottages

Level 3

Common in the Surrey Hills and Sussex villages. Timber frames, tile hanging, older roofs and past alterations need our most detailed survey.

Victorian and Edwardian houses

Level 2 Plus or Level 3

Found in Guildford, Reigate, Brighton and Hove, and Lewes. Bay windows, chimney stacks, solid walls and extensions are worth a careful look.

1930s and post-war homes

Level 2 or Level 2 Plus

Typical of commuter towns such as Woking, Epsom, Crawley and Horsham. Choose Level 2 Plus for more detail on repairs and a follow-up call.

Coastal and modern homes

Level 2

From seafront flats in Worthing and Eastbourne to new estates across both counties. A Level 2 confirms condition and picks up issues early.

The report was really detailed… My advice, definitely opt for the ‘Plus’ option to have the check-in call with him after receiving the report. He answered so many of my questions…

Questions

Surveys in Surrey and Sussex: common questions

Do I need a survey if my lender is doing a valuation?

Yes, in most cases. A mortgage valuation is carried out for the lender and you may not even see the report. An RICS Home Survey is carried out for you and tells you about the condition of the property, so you can renegotiate, plan repairs or walk away before you commit.

Should I get a Level 2 or Level 3 survey for a period cottage?

Timber-framed, listed or much-altered cottages are usually better served by a Level 3. Victorian and inter-war homes in good condition often suit a Level 2 Plus. Call or request a quote and Scott will advise based on the specific property.

How quickly can you inspect and report?

Quote requests received before 3pm get a same-day reply. Once booked, the report is emailed to you within 3 to 5 working days of the inspection.

Do you test the electrics and heating?

No. We carry out a visual inspection of the services and will advise you to have them tested by a qualified electrician or heating engineer where needed.

Can a valuation be added to my survey?

Yes. Any of our RICS Home Surveys can include a market valuation from an RICS Registered Valuer. See more answers on our FAQs page.
