Which survey do I need?

Matched to how Bristol homes are built

Bristol has one of the most varied housing stocks in the country, and the right survey depends on the age, construction and condition of the home you are buying.

Not sure which to choose? Ask for a quote and Scott will recommend the right level for the property, or read our survey FAQs.

Victorian and Edwardian terraces

Level 2 Plus or Level 3

Common in Bishopston, Redland, Totterdown, Southville and Easton. Solid walls, original timber, chimney stacks and decades of alterations mean damp, roofs and past changes all need a careful look.

Georgian houses and converted flats

Level 3

Typical of Clifton, Hotwells and Kingsdown. Older construction, shared roofs and structure, and multiple conversions call for a detailed inspection.

1930s and post-war homes

Level 2 or Level 2 Plus

Found across Henleaze, Westbury-on-Trym, Horfield and Filton. Usually conventional construction, though extensions, loft conversions and bay windows are worth checking. Choose Level 2 Plus for more detail on repairs and a follow-up call.

Modern homes and new builds

Level 2

From Harbourside apartments to newer estates on the city's edge. A Level 2 confirms condition and picks up issues before warranties or snagging deadlines run out.

Questions

Surveys in Bristol: common questions

Do I need a survey if my lender is doing a valuation?

Yes, in most cases. A mortgage valuation is carried out for the lender and you may not even see the report. An RICS Home Survey is carried out for you and tells you about the condition of the property, so you can renegotiate, plan repairs or walk away before you commit.

Should I get a Level 2 or Level 3 survey for a Bristol terrace?

Many Victorian and Edwardian terraces in good condition suit a Level 2 Plus. Older, altered or poorly maintained homes are usually better served by a Level 3. Call or request a quote and Scott will advise based on the specific property.

How quickly can you inspect and report?

Quote requests received before 3pm get a same-day reply. Once booked, the report is emailed to you within 3 to 5 working days of the inspection.

Do you test the electrics and heating?

No. We carry out a visual inspection of the services and will advise you to have them tested by a qualified electrician or heating engineer where needed.

Can a valuation be added to my survey?

Yes. Any of our RICS Home Surveys can include a market valuation from an RICS Registered Valuer. See more answers on our FAQs page.
