Which survey do I need?

Matched to how London homes are built

London’s housing ranges from Georgian and Victorian terraces to mansion blocks, post-war estates and new-build towers. Many homes have been extended or converted, so choosing the right survey matters.

Not sure which to choose? Ask for a quote and Scott will recommend the right level for the property, or read our survey FAQs.

Victorian and Edwardian terraces

Level 2 Plus or Level 3

Common across South London, from Clapham and Brixton to Streatham and Forest Hill. Loft and rear extensions, basements and solid walls all need a careful look.

Converted flats

Level 2 Plus

Houses split into flats need checks on the shared roof, structure and services. We also flag points for your solicitor to raise about the lease and the building.

Georgian and listed houses

Level 3

Older construction, original features and decades of alterations call for our most detailed survey, with advice on repairs and their urgency.

Mansion blocks and modern apartments

Level 2

Purpose-built blocks and new-build apartments are usually conventional construction. A Level 2 covers the flat and the common parts we can see.

Questions

Surveys in London: common questions

Do I need a survey if my lender is doing a valuation?

Yes, in most cases. A mortgage valuation is carried out for the lender and you may not even see the report. An RICS Home Survey is carried out for you and tells you about the condition of the property, so you can renegotiate, plan repairs or walk away before you commit.

Should I get a Level 2 or Level 3 survey for a London terrace or flat?

Many Victorian terraces and converted flats in good condition suit a Level 2 Plus. Older, listed or heavily altered homes are usually better served by a Level 3. Call or request a quote and Scott will advise based on the specific property.

How quickly can you inspect and report?

Quote requests received before 3pm get a same-day reply. Once booked, the report is emailed to you within 3 to 5 working days of the inspection.

Do you test the electrics and heating?

No. We carry out a visual inspection of the services and will advise you to have them tested by a qualified electrician or heating engineer where needed.

Can a valuation be added to my survey?

Yes. Any of our RICS Home Surveys can include a market valuation from an RICS Registered Valuer. See more answers on our FAQs page.
