Which survey do I need?

Matched to how South West homes are built

The South West mixes Georgian Bath stone, centuries-old rural cottages, Victorian seaside towns and fast-growing new estates. The right survey depends on the age, construction and condition of the home you are buying.

Not sure which to choose? Ask for a quote and Scott will recommend the right level for the property, or read our survey FAQs.

Bath stone and Georgian townhouses

Level 3

Found across Bath and the surrounding villages. Natural stone, lime mortar, listed status and later alterations all need a detailed, careful inspection.

Rural cottages and period farmhouses

Level 3

Common in Somerset, Gloucestershire and Wiltshire villages. Solid stone walls, older roofs and outbuildings call for our most thorough survey.

Victorian and Edwardian houses

Level 2 Plus or Level 3

Found in Weston-super-Mare, Clevedon, Bath and towns across the region. Bay windows, chimney stacks and solid walls are worth a careful look.

1930s, post-war and modern homes

Level 2 or Level 2 Plus

From inter-war semis to new estates around Portishead, Yate and Chippenham. Choose Level 2 Plus for more detail on repairs and a follow-up call.

The report was really detailed… My advice, definitely opt for the ‘Plus’ option to have the check-in call with him after receiving the report. He answered so many of my questions…

Questions

Surveys in the South West: common questions

Do I need a survey if my lender is doing a valuation?

Yes, in most cases. A mortgage valuation is carried out for the lender and you may not even see the report. An RICS Home Survey is carried out for you and tells you about the condition of the property, so you can renegotiate, plan repairs or walk away before you commit.

Should I get a Level 2 or Level 3 survey for a period property?

Victorian and Edwardian homes in good condition often suit a Level 2 Plus. Bath stone, listed, rural or much-altered properties are usually better served by a Level 3. Call or request a quote and Scott will advise based on the specific property.

How quickly can you inspect and report?

Quote requests received before 3pm get a same-day reply. Once booked, the report is emailed to you within 3 to 5 working days of the inspection.

Do you test the electrics and heating?

No. We carry out a visual inspection of the services and will advise you to have them tested by a qualified electrician or heating engineer where needed.

Can a valuation be added to my survey?

Yes. Any of our RICS Home Surveys can include a market valuation from an RICS Registered Valuer. See more answers on our FAQs page.
